The client

The BBC is a public service broadcasting organisation. Its Bristol production centre occupied all of the property on a site delineated by Whiteladies Road, Tyndals Park Road and Belgrave Road.

The design brief

To prepare a facilities plan that considered the whole site with a view to rationalising the current occupancy levels and vacating a number of buildings that could then be leased to other organisations and provide an additional income.

Project delivery

The buildings on the site comprised a mixture of styles ranging from the Victorian era to the present day, and included domestic dwellings that had undergone refurbishment to link them together and make them suitable for commercial use. The resulting architecture encouraged inefficient use of space, hindered collaboration between staff, and resulted in empty offices and wasted space.

Bbi carried out a full site analysis including a building fabric inspection, mechanical and electrical assessment and audits of all existing furniture, fittings, accessories and storage. This was supported by detailed research and a work place analysis of the organisation’s structure, and an assessment of its future needs.

Steve Lesbirel from Bbi said: “Our plan focused on spatial efficiencies, releasing space in Tyndalls Park Road and creating more flexible working areas throughout the other buildings. Where possible, we kept building fabric works to an absolute minimum and any minor works were limited to areas of staff activity.

“Following our presentation of the plan, we were contracted to carry out the work which was delivered on time and to budget.”
